Davie Begins Construction on Largest Multifamily Project in Town’s History

Award-winning developer El-Ad National Properties, an Elad Group company with a South Florida-based team, will develop The District in Davie, a high-end mixed-use rental residential apartment and commercial project spanning 2.8 million square feet set to be the most extensive multifamily development ever to grace Davie. Located in a prime area that offers easy access to Fort Lauderdale and Miami’s bustling downtown areas, The District in Davie is just a few minutes away from The Guitar Hotel at Seminole Hard Rock Hotel & Casino, which is one of the most popular entertainment and hospitality centers in South Florida. As a result, The District in Davie is being hailed as the new gateway to the town, catering to millennials and professionals alike.

The District in Davie is set to become a significant development project, with an estimated worth of $1 billion. According to plans, construction will start in mid-2023, with pre-leasing beginning in early 2025. The first phase is expected to be completed by 2025, with Cooper Carry of Atlanta, a top architecture firm in the U.S., serving as the architect and internationally-renowned EDSA of Fort Lauderdale as the landscape architect. 

Located at 4801–4999 S. State Road, The District in Davie is situated on the southwest corner of Griffin Road and State Road 7 in Broward. It will comprise five multifamily towers that will be built over three phases. The project is set to offer 1.6 million square feet of Class A residential apartments, which will feature about 1,256 units. Additionally, the development will have curated indoor and outdoor amenities, 36,000 square feet of restaurants and retail, and modern conveniences. To cater to the parking needs of residents and visitors, approximately 1.1 million square feet of access-controlled onsite parking will be available, providing 2,650 parking spaces.

El-Ad National Properties, the developer behind ALINA Residences Boca Raton, has a reputation for creating dynamic indoor/outdoor living spaces and has a knack for finding innovative ways to re-purpose areas for optimal use. Their development team saw great potential in the Davie property, citing the growing number of people flocking to the area for top-tier entertainment venues and other economic drivers.

“This project is a game-changer for the town of Davie by providing much-needed modernized residential living opportunities close to nearby universities, medical facilities and employment hubs such as the airport and seaport,” Noam Ziv says, El-Ad National Properties CEO. “Redeveloping the area by replacing a dated shopping center with a modern community provides a greatly enhanced tax base for the town. The District in Davie’s superior location, with easy access to a variety of central business districts, is certain to appeal to young professionals and families with Davie’s valued open, trail and recreational space.”

The Davie project will consist of five buildings, ranging from 20 to 24 stories, with each building offering studio, one-, two-, and three-bedroom apartments thoughtfully designed, with some including dens. The unit sizes will range from around 589 to 1,460 square feet, and each unit will feature keyless entry, high-speed internet, and smart thermostats.
